The queue, closing-rate and timing figures on this site are free CSV and JSON files. The queue file changes every week, and we keep each week's copy so you can see the line grow or shrink.

manifest.json names the current files with their row counts, sources and column dictionaries. The weekly queue file's name carries its report date, so read the manifest rather than hard-coding a file name.
Where it comes from
The queue comes from HUD's ORCF Underwriting Queues and Assignments page, which shows only the current week. A script reads it each week, counts the applications on each line and measures waits from HUD's own dates. Project numbers and HUD staff names stay out of the files. History starts October 14, 2026, the first week this site saved; earlier weeks are gone from HUD's page.
Closing rates and step times come from HUD's fiscal 2025 Lean closings file, which dates each loan's application, assignment, firm commitment and closing and gives its note rate. Firm-to-closing times by year come from HUD's healthcare endorsement database (data run July 8, 2026). The methodology says how each date difference is measured. These are history, not a quote or a promise of timing.
